Ideally located to take advantage of views of the Hastings River, town centre and northern beaches, Clearwater Apartments is located on a busy main road between a heritage listed building and an existing apartment block.
This architect designed building provides commercial and carparking on the ground floor level with a mixture of one and two-bedroom residential units on the three storeys above ground level. Every unit has a north facing aspect, limiting road noise from the nearby busy intersection, and a private external living area.
Joyce Constructions co-ordinated with the architect, local government, and other regulatory authorities to ensure requirements for this Class 2 building were met, as well as managing local contractors and suppliers in a challenging location, including working at heights. Other challenges faced during the construction phase were considerable.
The effects of the Covid Pandemic and timber supply issues after the bushfires tested the resources of all involved. Unique features in this building’s construction include the Boral Multiframe System for Timber Framed Class 2 buildings, and the complexity of the fire protection system installed. The building design enabled cost effective construction while still providing cutting edge visual appeal.
