Perched on a steep escarpment, this original 1980's Lighthouse Beach ocean-facing development sought to regain safe vehicle access, garage storage and a spectacular view of the famous Watonga Rocks.
To do so Joyce Constructions developed a team of consultants and a strategy to excavate beneath and underpin both the residence, and its adjacent neighbouring properties, to convert an existing dangerously steep access and driveway, into a spacious two and a half car garage, with winding and multilevel stair access onto a deck that can support a party that any property would be proud of.
In addition, Joyce Constructions had to negotiate access and construct a large piling rig platform and ramps on the adjacent vacant lot that could not exceed 15 degrees slope for 12m long cantilevered piles to preserve and support existing in ground infrastructure that supplies its suburb and ensure no adverse vibration and settlement to its zero boundary neighbouring properties, all consisting of large masonry retaining walls and conventional construction.
The residence had already had significant alterations internally and with care and precision this site took on a reinforced concrete structure that was witnessed by onlookers through its 4-month construction with no recorded movement or damage and to result in a construction that would not look out of place with top harbour views in Sydney.
A big concern was the safety of our employees and sub-contractors on such a difficult site. A regular procedure for our company is to invite SafeWork NSW to visit some of our difficult or larger projects to make sure that they are happy with our procedures and or offer us any suggestions to make the site safer for our workers.
